Property Management Services
Archer Team Homes Inc. currently manages rental properties ranging from single family homes to multi-units. We desire to keep our business relatively small (400 units) which we believe enables us to provide superior service to our clients. There are two aspects of the service we provide, (1) rental of vacant units and (2) management of the property.
- Rental of vacant units. This includes participation in our advertising programs which include on-line ads on our web site (www.ArcherTeamHomes.com) and independent web sites such as Craig’s List. There is an additional charge to cover the cost of specific ads in the Fresno Bee, from whom we receive a significant discount. We also place banners and attractive signage at the property to draw interested parties who drive the area. We pre-screen candidates, show property to interested parties 7 days a week, review candidates’ credit reports, verify current employment, and obtain referrals from previous landlords. We visit candidates at their current place of residence to determine how they treat their properties. Our fee for this service is generally equivalent to a percentage of the first month’s rent, is guaranteed for one year and is not paid until the new tenant occupies the property. We believe that our aggressive marketing and advertising programs enable us to rent available properties faster and consequently the avoidance of lost rent may compensate for this fee.
- Property management. We collect all rents and pay any operational expenses. We assume responsibility for the hiring and supervision of on-site managers and other service providers and provide worker’s compensation insurance (an operational expense) when necessary. We manage the payroll deductions and payment of taxes for the on-site manager. We assume all contact with tenants including repair requests. We control repair costs very carefully and when necessary, contract with providers whose rates are very reasonable. We generally will not contract for a repair exceeding $500 without prior approval from the owner unless it is an emergency. We do not charge an additional fee to manage outsourced repairs. Some firms charge as much as 25% of the repair labor for this service. We frequently visit the property to ensure that it is being cared for to the owner’s expectations. We audit market rents and institute rent increases as appropriate. When it becomes necessary to evict a tenant due to non-payment of rent or breach of contract, we will handle the details including service of 3 day notices. If it becomes necessary to file an Unlawful Detainer we use a legal service for this purpose which is an additional operational expense. If court appearance is required, we will appear on your behalf (corporations must be represented by an attorney). Each month we will prepare an income and expense statement showing the activity of the prior month and year to date, and distribute funds to you. Our monthly management fee for this service is invoiced as a percentage of collected rent. Therefore we do not gain any income when an apartment is vacant. The applicable rate depends upon the type of property, specific services employed and whether or not there is an on-site manager.
